What is the risk?

The proposed development area is clearly within a flood risk area and a critical drainage area (see below). Flooding and poor drainage are not a good combination and risks environmental dangers of wastewater flooding our streets. Concreting over the natural environment will only make this worse as:

  • natural watercourses are covered or lost, and
  • the opportunity for rain to soak away into the ground is much reduced.

Local Plan

The local plan acknowledges that there are issues with this and says:

As the site is located within a Critical Drainage Area early consultation with the Lead Local Flood Authority (Essex County Council) will be required to determine appropriate mitigation which should be incorporated into the overall design of the scheme.
